Hello, I am in the process of creating a realestate website, I have created the drop down boxes for the database of realestate properties, but how do I actually go about creating a database driven site like this? I am in over my head?
Oh yeah, i downloaded cold fusion, would this program be of any use?

It is easy to detect the real estate fees because it depends on the good marketing and the customer feedback about the business…We cannot predict both the things earlier and it gradually changes from time to time…

We have been working with a realtor to buy a home. We recently went to an open house for a home that is not listed with a realty company (we went without our realtor), the home is being sold directly from the builder. If we decide to purchase this home and would like the services of our realtor to help with paperwork, etc. Do we then, as the buyers, pay for the realtor?

We did this exact thing – after being shown properties by a realtor we went to the open house of an unlisted property and bought it. We didn’t have any obligation to the realtor of course, since the house we purchased wasn’t listed. We maybe saved some money (or got a little nicer property for the same money) because the seller didn’t have to pay a commission to a realtor. We paid a lawyer instead to handle the sale and the seller paid theirs. Our lender saw to whatever paperwork they needed. Went fine.

On another occasion, we were selling some property and although we hadn’t listed it with a realtor, we got a tip on a potential buyer from a realtor. In this case we gave him something for passing along the information (it resulted in a sale for us) but not as much as the regular realtor’s commission would have been.

Builders do not need to have a real estate license to sell a new home that they built.

I’m interested in getting a realtors license. I live in Ohio and was wondering where to go, how long it takes and is it extremely difficult? I’ve heard there is a lot if math involved as well, is the true? Any info is appreciated!

I would google ohio real estate school, find the one nearest you. Every state has different requirements on how long you have to go to school. There will be federal law and state law portions of the test, Where I live, i had to go to 120 hours of school. Yes there is math but it is simple math. I personally do not think the real estate exam is very hard, but i cant speak for ohio. Good Luck, Im sure you will do great.

Ok, so I’m interested in buying a new home, and came across a listing that showed the home to have 3.1 bathrooms. So: this is for all the realtors out there:

What are the requirements for the listing size of bathrooms? I know it has to do with what’s in the bathroom: bathtub, stand up shower, toilet, sink, etc. Maybe you could give me all the different realty bathroom size listings with each size’s requirements.

3.l bathrooms means the house has 3 and 1/2 bathrooms literally. It has absolutely nothing to do with the size of the baths. A half stipulates a powder room which could be very small or quite large. Same with all the baths. Their sizes are determined by the square footage of the home. Obviously 3 1/2 baths in a 4000 sq. ft. home are going to be much larger than 3 1/2 in a 1500 sq. ft. home.

I recently finished college with an associates degree, and currently I work at Amphenol in Sidney, For about 2yrs I have wanted to step into the realestate field and now I just need to know the best way to get started.

i took my test ( i have a high school education) i passed it first time..and have a license…i think you could get abrokers license but you should just ask dept or real estate in your state…i studied my test at home with a video tape ..i wathced it over and over and over again and when i wen to take my test…i knew 95% of the answers including the math..the way the tape was presented to me was.."if you watch a movie once..and someone askeds you ?"wahat did theat guy say about the bomb"? you might not remember..but if you saw the same movie about 20 times in a row.., you would be able to quote the actor..word for word! its all reptiton and that s how i got my license good luck on getting yours..then just join a real estate office and your in like flyn…

I want to build a web site that is a database where agents from across Canada and the US can add houses, condos, etc that they are selling. I want them to be able to sign up (create an account) and add listings to the site whenever they want.

Is there a program or some easy way of creating this type of website?

I can create simple web pages but when it comes to a data base like this I have no idea where to start.

i can help you with the database, I am trained in PHP and mySQL, so send me a message in response to my questions and I will set you up, I won’t charge you anything. Do you have a page already? Are you planning on writing it yourself with html? The best way to start would probably be with a template. Let me know if you want me to do the database stuff. It sounds pretty easy.

I am really wanting to learn the field of realestate and need some information due to I have no experience in this field.

i believe you just study and have to take some classes. i think you can even take the classes over the internet. they are also really short. then just take i test. it is fairly easy to become one, but its hard to be good and successful at it.

Although there is no legal compulsion but yes, you need a lawyer to do a title search for liens against a real-estate property. Because the lawyers are well aware of the nitty-gritty of the title search. Also lawyers can also explain you the real position of the title like is it a freehold estate, a leasehold estate or anything else. You yourself will not be able to identify them.

Why don’t you look at various companies that operate in the UK. If I was going to do the US, I would look at the beta of homebuilders, like Lennar, and then beta of real estate investment trusts, like Equity Resedential. There is also the Vanguard REIT ETF, which is broad base.

What are you comparing? A beta of a stock usually compares it’s volatility to that of the S&P 500. Are you comparing the real estate market to the stock market?
